Z-wave installation first time use

My girlfriend and I are building our first home. That it: we're letting a company build our first home. We want to use Homey as controller. I have no experience with z-wave technology. I want to know what extra stuff we have to buy to make our home ready for the use of Homey.
To start we want to link all the light switches and add some motion detectors. Everything else we will add later. What do we have to ask our electrician? I have seen relays and switches online. Is it enough to replace the regular switches to z-wave enabled switches or do we have to add a relay or something else to make it z-wave compatible?
If we would want to add z-wave to our outlets later on. Do we just replace it or do we add a controller (or whatever) to the socket?
